If you don't know how many years are left on your lease or how much ground rent is payable per year, you can download this information for
a nominal fee from HM Land Registry.
To do this: go to www.landregisteronline.gov.uk; click on Property Enquiry (top Left corner);
select Detailed Enquiry; fill in complete address and hit submit. You will be given a choice of whether to download the Freehold Register or
Leasehold Register for this flat. Select Leasehold Register. Proceed with online payment and then download the Leasehold Register (as a PDF
file).
The Leasehold Register shows the address of the property. The name of the freeholder, the name of the leaseholder, the date on which the
lease started and the date on which it expires, the amount of ground rent payable per year and other information.
If you don't know the estimated value of your flat, one way to get an estimate is by inviting a local estate agent to visit the flat and
provide a free estimate. But beware - some estate agents will inflate the estimated market value in hopes of being instructed to sell the
flat. An inflated market estimate of your flat will produce an inflated estimate of the expected cost of a 90-year lease extension or expected cost of a share in the building freehold.
Another way to estimate the market value of your flat is to track sales prices of nearby comparable flats.
